Planning Permission

Planning permission is not always required for loft conversions. However, if you have plans to extend beyond the limits and conditions of permitted development (PD) or your property is listed or located in a conservation area, then you will need to apply for planning permission. You should also obtain planning permission if you are altering the roof height and/or shape (which may be the case if it is required to raise it for headroom). Building Regulations

Building regulations are mandatory for all loft conversion, converting a loft space into bedrooms, and changing your home to meet changing needs. Our designers will work with you to draw up detailed construction plans, meeting all current building codes, which will then be submitted to your local Building Control department for final approval and then granted by those in authority.

Building regulations drawings cover a wide range of elements including: foundations, floors and walls, roofs and drainage, electrics, power and heating. In addition if an extension is planned to be two or more storeys, the plans will also need to cover sound-proofing - particularly in any sleeping accommodation.

The exact price of a conversion can depend on many things, such as the size of your home, the age of the property, and the finish of the overall installation. Most loft conversions would be a minimum of £40,000 but will vary depending on many factors. This is a cheaper alternative to gaining extra space in the home, compared with building an extension.
