  1. Are you qualified Architects?

    Yes, we are are fully qualified. We are registered architects on RIBA and ARB.

  3. Can I trust you?

    We have completed over 50+ jobs ranging from extensions to new builds, as well as schools and sport centres. yes, we are a small team but have multiple company’s we work with to help with any project. We are a family run business who aim to provide personal communication which each client. We work for you and treat all clients with respect.

  4. Is Stewart Apau insured?

    We have professional indemnity insurance with a limit of £2million. If a project over £2million, we would increase our insurance bracket.

    This is the amount that we are insured for, should you have any claims made against you by a client.

  5. Can you visit my property?

    Yes, of course. We do not change for any visit under 10 miles from bishop stortford. If you location is more than 10 miles, we would charge £1 a mile beyond 10 miles. So for example your location is 20 miles away from us, we would charge only £10.00 for your visit. This is just to help cover fuel cost and time.

  6. How many design revisions can I request?

    We're happy to accommodate as many revisions as you need to make your plans perfect. Our standard design package includes one full set of revisions, but we will happily make any changes you request! Please do bear in mind, we offer 2 design revisions changes for free.

    The fee for additional revisions is a flat rate of £75 per hour, inclusive of VAT.

  7. Who else will be involved if I decide to proceed with a planning application and construction?

    If you choose to go ahead with the extension of your home, you'll need to work with a number of experts.

    These include:

    -         An Architect

    -         A Structural Engineer

    -         Your local council's planning department

    -         A Drainage Surveyor (to check if any pipes will be affected)

    -         Building Control or an Approved Inspector (for Building Regulations)

    -         A Party Wall Surveyor (to make sure that everything is done sympathetically)

    -         Builders (to carry out the work)

    We will guide you through the process.

  8. How much does an architect cost?

    So what's the cost of an architect? It depends on where you are, how complex your project is and how long it will take. It's a good idea to check the cost of architects in your area before you begin your search. There are a number of great tools out there which can help you do just that!

  9. Do I need an architect?

    When you need to extend, renovate or build a house, there are many decisions to be made and one of the most important is how you want it to look. You could just wing it, ask for a few council quotes and find tradesmen as you go. If that’s what you want to do, then that’s fine, but an architect can help get the most out of your project, ensure it meets all legal requirements and advise on budgets and contractors. Plus much more.

  10. How much does an architect cost in the UK?

    The cost of an architect varies. When it comes to traditional architecture practices, the industry typically recommends you work out the cost of your architect based on a percentage of your total budget.

    When compared to other design services, an architect’s fees are reasonably low. According to the Royal Institute of Chartered Architects, on average, a traditional practice will charge between 5% - 10%. However, it can be more expensive depending on where you live and what type of work you want them to do.
    For example, let’s say you’re building a rear extension and it’s expected your project will cost around £65,000 overall, you would need to budget for between £3250 - £6500+.

  11. How much are construction costs?

    The cost of building a home depends upon many variables, including the size of the house, zoning regulations in your area and regional material costs. Often smaller homes are more cost-effective per square foot than large homes due to economies of scale.
    All building work must comply with building regulations. The drawings submitted in the planning application should illustrate how the proposed works will comply but subsequent amendments will be required. In most cases, a professional home builder will take full responsibility for ensuring that the works are compliant and include these fees in the quote at an additional cost.

  12. Do I require a measured survey?

    Yes, a measured survey is a vital step in the design process, which gives our architects and designers all the information they need to create your unique home. A measured survey should be carried out on every project whether you are starting from scratch or working with an existing property.

  13. Where is Stewart Apau Based?

    Are main offices is based in Bishop Stortford.

  14. Do you do projects abroard?

    Yes, but only on case by case and depending on current project work flow.

  15. Can I request additional renders/perspectives?

    Yes. Each additional render is £80+VAT.

  16. When do I pay?

    Payments would be paid after a quotation have been accepted. You can pay by debit card, credit card and direct debit payments. 50% upfront and remaining balance payment once work is complete.

  17. When would I submit a pre-application to the council?

    There are three main reasons why we may suggest you apply for a pre-application. They are contentious, high risk or if your proposals would be more suitable for outline planning permission.

  18. What happens if my planning application is refused?

    If you are refused planning permission , don't worry. We will help. If a council has refused your planning application, there is no need to worry, as we can help in most cases. In 99% of cases the council will provide an explanation of why they have refused planning permission. If after speaking with us you are still not satisfied and wishing to appeal a decision, we will provide plans and cover any additional costs incurred as a result of writing an appeal letter with the relevant arguments against your refused planning application for you to look over and send off if required."
